The first construction phase of this project in Mariendorfer Weg involves the refurbishment, extension and conversion of listed hospital buildings into apartments with underground parking. The 2nd construction phase also includes the construction of new apartments with underground parking.
Both construction phases are located on the property at Mariendorfer Weg 28 / Silbersteinstraße 129, 12051 Berlin-Neukölln around the former Women’s Clinic Berlin-Neukölln.
The 1st construction phase consists of:
- Underground parking garage TG-T1‑A (new building, 28 parking spaces) 1‑storey, underground parking garage TG-T1‑B
(new building, 22 parking spaces) 1‑storey.
- Component 1 (new building) 5 to 7 storeys, component 2 (renovation of former administration
building) 6 storeys, component 3 (renovation of former hospital) 6 storeys,
Component 4 (renovation of former directors’ villa) 4 storeys.
The 2nd construction phase consists of:
- Underground parking garage TG-T2‑A to T2‑E (new building, 425 parking spaces) 1‑storey
Underground parking garage TG-T2‑E area Silbersteinstraße (new building, 7 parking spaces) 1‑storey.
- Component 5 (new construction of 4 point buildings) 6‑storey, component 6 (new construction of solitary building
high-rise) 9- or 23-storey, component 7 (new construction of comb building) 7- to 8‑storey,
component 8 (new construction of Silbersteinstraße student residence) 8‑storey.
The buildings have full basements. The courtyard areas of the new buildings are also underpinned by the
underground car parks in 7 sections.
The buildings to be renovated are masonry structures with steel brick ceilings, which will be converted into apartments in line with conservation requirements. The existing wooden beam ceilings in the attics will also be replaced with filigree ceilings and the apartments will be fitted with steel balconies with transparent balustrades.
The new residential buildings consist of reinforced concrete structures with external thermal insulation composite systems (ETICS) and plaster or brick slip surfaces. In addition, the new underground parking garages are reinforced concrete structures with flat ceilings and interlocking paving as the base.
Before the new components were erected, existing buildings from the 1970s were demolished and disposed of to clear the site. The site to be built on has a floor area of approx. 37,710 m². The area to be built on is also approx. 20,290 m².
