The first con­s­truc­tion phase of this pro­ject in Mari­en­dor­fer Weg invol­ves the refur­bish­ment, exten­sion and con­ver­sion of lis­ted hos­pi­tal buil­dings into apart­ments with under­ground par­king. The 2nd con­s­truc­tion phase also includes the con­s­truc­tion of new apart­ments with under­ground parking. 

Both con­s­truc­tion pha­ses are loca­ted on the pro­perty at Mari­en­dor­fer Weg 28 / Sil­ber­stein­straße 129, 12051 Ber­lin-Neu­kölln around the for­mer Women’s Cli­nic Berlin-Neukölln.

The 1st con­s­truc­tion phase con­sists of:

- Under­ground par­king garage TG-T1‑A (new buil­ding, 28 par­king spaces) 1‑storey, under­ground par­king garage TG-T1‑B
(new buil­ding, 22 par­king spaces) 1‑storey.

- Com­po­nent 1 (new buil­ding) 5 to 7 storeys, com­po­nent 2 (reno­va­tion of for­mer admi­nis­tra­tion
buil­ding) 6 storeys, com­po­nent 3 (reno­va­tion of for­mer hos­pi­tal) 6 storeys,
Com­po­nent 4 (reno­va­tion of for­mer direc­tors’ villa) 4 storeys.

The 2nd con­s­truc­tion phase con­sists of:

- Under­ground par­king garage TG-T2‑A to T2‑E (new buil­ding, 425 par­king spaces) 1‑storey
Under­ground par­king garage TG-T2‑E area Sil­ber­stein­straße (new buil­ding, 7 par­king spaces) 1‑storey.

- Com­po­nent 5 (new con­s­truc­tion of 4 point buil­dings) 6‑storey, com­po­nent 6 (new con­s­truc­tion of soli­tary buil­ding
high-rise) 9- or 23-storey, com­po­nent 7 (new con­s­truc­tion of comb buil­ding) 7- to 8‑storey,
com­po­nent 8 (new con­s­truc­tion of Sil­ber­stein­straße stu­dent resi­dence) 8‑storey.
The buil­dings have full base­ments. The cour­ty­ard areas of the new buil­dings are also under­pin­ned by the
under­ground car parks in 7 sections. 

The buil­dings to be reno­va­ted are masonry struc­tures with steel brick cei­lings, which will be con­ver­ted into apart­ments in line with con­ser­va­tion requi­re­ments. The exis­ting woo­den beam cei­lings in the attics will also be repla­ced with filigree cei­lings and the apart­ments will be fit­ted with steel bal­co­nies with trans­pa­rent balustrades. 

The new resi­den­tial buil­dings con­sist of rein­forced con­crete struc­tures with exter­nal ther­mal insu­la­tion com­po­site sys­tems (ETICS) and plas­ter or brick slip sur­faces. In addi­tion, the new under­ground par­king gara­ges are rein­forced con­crete struc­tures with flat cei­lings and interlo­cking paving as the base. 

Before the new com­pon­ents were erec­ted, exis­ting buil­dings from the 1970s were demo­lished and dis­po­sed of to clear the site. The site to be built on has a floor area of approx. 37,710 m². The area to be built on is also approx. 20,290 m².

Con­s­truc­tion site equip­ment, demo­li­tion work, masonry work, con­crete and rein­forced con­crete work, con­crete cut­ting and core dril­ling work as well as steel con­s­truc­tion work.
